Summary


PJ Sentral Development Sdn Bhd, led by Malaysian Resources Corporation Berhad (MRCB), is undertaking the construction of the PJ Sentral Garden City project in Selangor, Malaysia.

The project involves the construction of mixed-use facilities on 16ha property being held in phases. The master plan for the development proposed a hotel, an office and retail podium, a 65-story commercial tower, serviced apartments, a public park and basement car park on 1.6ha.

However due to various delays, change in implementation plans and the ownership, it was revised with Phase one of US$675 million on 4ha of land to include five tower blocks along with a hotel collectively held on Lot 12 on 3.9ha of land, work on the Puncak Wangi land (Lot 8) strategically located at the heart of PJ city, and is bounded by matured neighbourhoods.

Of these towers, two were pre-sold to MyIPO and MBSB, on the other hand, Lot 8 will be occupied by Celcom-Axiata.

While the second phase with the future injection of another 11.33ha with more mixed-use facilities over a gross development value around US$2,184 million.

The entire development once complete will provide 7,534 parking bays as required by the council, as well as an extra 235 for the comfort of the public in-and around the project area.

Blue Snow Consulting & Engineering Sdn Bhd has been appointed as engineering consultant and 3D Architecture Sdn. Bhd as an architect.

The project construction will last over six years and will be financed by raising bonds, borrowings from local and foreign banks, and internally generated funds.

MRCB was set to acquire the project stake from Gapurna Group in 2013, which raised in to court dispute by Perbadanan Kemajuan Negeri Selangor (PKNS).

In the second quarter of 2014, MRCB reached a settlement agreement with PKNS to resolve all disputes between both parties regarding the PJ Sentral development.

Under the terms, MRCB is to acquire the balance 30% stake in P.J Sentral held by PKNS and then assign PKNS with development rights for Tower 2 of PJ Sentral.

The recent settlement has paved way for MRCB to acquire other 70% stake from Gapurna Group in the project marking the sole ownership to MRCB.

In September 2014, MRCB completed the balance 30% acquisition from PKNS Holdings Sdn Bhd.

MRCB, the in-house division is undertaking the construction works.

Construction works on Celcom Tower, MBSB Tower and MyIPO Tower are underway.
