The Chilmington Green Developer Consortium (CGDC) comprising Barratt Developments Plc (BDEV), Ward Homes (WH), Jarvis Homes (JH), Pentland Homes (Pentland) and Hodson Developments Ltd (Hodson) is undertaking the construction of a mixed-use community in Kent, the UK.

The project involves the construction of a mixed-use community comprising 5,750 homes and will be executed in four phases.

The first phase includes the construction of 1,222 homes, second phase 1,550 homes, third phase 1,335 homes and fourth phase includes 1,643 homes.

It also includes the construction of retail facility, social and recreational facilities, sports and community facilities, a secondary school, four primary schools and parking facility, the development of park and green spaces and the installation of safety and security systems.

In August 2012, a development application was submitted to the Ashford Borough Council.

In October 2014, the project received an outline planning approval from the Ashford Borough Council.

The land acquisition and initial development of the site has been funded by three separate lenders; Homes & Communities Agency funding the infrastructure for the whole site and Titlestone providing funding for the land acquisition and initial building of 342 housing units and Close Brothers provided funding for the final land acquisition.

John Thompson & Partners has been appointed as an architect and Fladgate LLP as legal advisor.



In April 2016, project secured US$66 million fund for five new schools, half of the money will for a new secondary school and the rest will be provide four primary schools.

In August 2016, CGDC secured supplementary planning approvals from the Ashford Council.

In February 2017, Hodson secured detailed planning consent.

In April 2017, initial infrastructure work on the project commenced. The work included the construction of a new roundabout on the A28 as the main access to the development, work on other access points, new internal roads and land drainage.

In February 2018, Hodson secured approvals from Ashford Borough Council to commence construction of 346 new homes in the first phase.

Construction of the first 346 homes is expected to commence by the end of March 2018.
