Creative Village Development, LLC (CVD), a joint venture between Ustler Development Inc., City of Orlando (COO) and Bank of America Community Development Corporation (BACDC), is undertaking the construction of a mixed-use community in Orlando, Florida, the US.

The project involves the construction of a mixed-use community on 27.5ha of land. It includes the construction of 111,484m2 of office/creative space, 46,451m2 of higher education space, a 2,322m2 K-12 education facility, 13,935m2 of commercial/retail space, 1,500 residential units, a 225-room hotel, 407723m2 academic building, renovations to the former Expo Center, Entertainment Academy, 600-space campus parking garage and related facilities and the installation of elevators and safety systems.

UCF Downtown campus, includes the construction of a 15-story student housing building with 600-beds on 6ha of land at the northwest corner of the newly realigned Livingston Street and Terry Avenue intersection, 4645m2 home to Valencia College.

The first housing, Amelia Court at Creative Village includes the construction of 256-unit multifamily housing development by Banc of America Community Development Corporation and Atlantic Housing Partners. The development will contain a mix of affordable and market-rate apartments, adjacent OCPS Academic Center of Excellence and UCF Downtown campus.

The second housing includes the construction of a 250-unit market-rate apartment by Ustler Development located at the corner of W. Amelia Street and Terry Avenue.

Baker Barrios Architects has been appointed as an architect; Geotechnical, and Environmental Consultants, Inc. as an environmental consultant; Balfour Beatty Construction as the contractor; and JLL was appointed as the marketing consultant.

On March 25, 2010, CVD submitted the project plans to COO and on July 12, 2010, COO approved a memorandum of understanding (MoU) with CVD for the redevelopment of the project site.

On February 21, 2011, COO reviewed the project zoning application and on February 25, 2011, COO and CVD entered into a master development agreement (MDA).

In December 2011, demolition activities commenced.

On August 20, 2012, COO held a public hearing on the project plans.

KUD International has been appointed as an associate developer for UCF Downtown Campus.

In July 2017, CVD received planning approvals on UCF Downtown Campus from the City council.

Construction activities on UCF Downtown Campus are expected to commence in the third quarter of 2017 and slated for completion by the fourth quarter of 2019.

Pre-construction works are underway.
