Centennial American Properties (CAP) is undertaking the construction of a mixed-use community in Greenville, South Carolina, the US.

The project involves the construction of a mixed-use community on 1.6ha of land comprising five buildings. It includes construction of hotel building, two office buildings, and two apartment buildings all arrayed around a central plaza.

The project will be developed on three sites:

The South Main Street site includes the construction of an all glass retail facility on 139m2 area, seven-story 140-room hotel with a 455m2 plaza level lobby and 1114m2 retail/restaurant space on the plaza level and the remaining six levels of the hotel rooms above and a patio overlooking Main Street. It includes the construction of six-story office tower on 2043m2 area with an entry plaza level parking below, 18 condominiums, 929m2 of retail space, 557m2 restaurant and a grand staircase that connects that connects the plaza to both Main Street and Fall Street.

The East Broad Street site includes the construction of a four-story, 2,285m2 office building with 733m2 of the plaza and 2201m2 retail space on ground floor.

The Falls Street site involves the construction of a seven-story apartment building comprising 217 units above 1,022m2 retail space on the plaza level, 1,022m2 of retail space, a 2,648m2 fitness center and a 2,787m2 dine-in movie theater.

The development also features a plaza including landscaping and water features, Three story parking facility with 900 parking spaces above a glass atrium with vertical circulation and an additional small free standing retail space.

Wakefield Beasley & Associates Architects has been appointed as architect and Trehel Corporation as general contractor for the office building of the project.

Beau Welling Design has been appointed as a Design consultant and Daniel Corp as associated developer for the project.

JHM Hotel and Marriott hotel have been appointed as management contractor for the project.

On October 21, 2014, Trammell Crow Company (TCC) entered into an agreement with Gannett Publishing to purchase the property on Main Street across from The Peace Center.

In March 2015, CAP acquired the two buildings adjacent to Greenville News building.

In May 2015, a planning application was submitted.

In June 2015, TCC withdrew from the project, however, CAP has announced its willingness to move ahead with the project plans.

On August 7, 2015, CAP received planning consent for office on East Broad Street site.

On December 23, 2015, CAP purchased the project site from Gannett for US$13.25 million.

On February 1, 2016, construction work on the office complex started.

In March 2016, The Greenville Design Review Board approved the project.

In November 2017, construction activities on the office building are completed.

Construction activities are at slow pace. Construction is expected to commence on residential and hotel by June 2018
