AvalonBay Communities, Inc (ACI) is undertaking the Avalon Mixed-use Development project in Newcastle, Washington, the US.
The project involves the construction of a mixed-use complex on 21ha of land. It includes the construction of 900 apartments and townhouses, a restaurant, a bank, retail shops, parking and related facilities.
The project will be carried out in phases.
The first phase includes full building and site improvement construction of block 2, block 3 and block 5 with a total of 378 apartments (64 of which are town homes), parking space and retail.
On May 22, 2015, Tenders were issued for block 2 town homes (43 units) and block 5 town homes (21 units) initially with a submission deadline of June 5, 2015, which was later revised to June 12, 2015. Later the submission deadline was extended up to November 9, 2015.
On June 11, 2015, the site plan was approved by the City Council of Newcastle(CoN).
In August 2016, CoN subjected all the projects in the city to a six months moratorium to clear some of the uncertainties in its municipal code.
In January 2017, ACI sold four blocks on the east side totaling 3.5ha site to Quadrant Corporation and ACI is planning to develop the remaining site itself. Additionionaly Goldsmith Land Investments also acquired two blocks of the development for US$3.5 million located on the east side of the development, line the entrance of the complex and are designated for commercial use.
Construction works are underway.
